Commercial Building Inspections (CBI) (Our Most Popular Service)
A Commercial Building Inspection includes an onsite visit by our inspectors and provides a detailed evaluation of a commercial building’s physical condition based on the onsite visit. Often called a Property Condition Assessments (PCAs). This inspection follows the International Standards of Practice for Inspecting Commercial Properties (ComSOP) for onsite visits. This option provides a simple solution for potential buyers and owners who are interested in knowing the current condition of the building only. The final report will typically be sent later on the same day as the site visit. Larger commercial properties and waiting for the reports from other subject matter experts may extend report delivery a few days. Systems and components included in the CBI are:

Capital Reserve Study

A Capital Reserve Study is a budgeting tool often used by condominiums, home-owner associations, and communities who share common areas and some capital expenditures. This identifies the current condition of common assets and systems, and projects when major repairs and replacements may be necessary. This study includes estimated cost projections for the repairs and replacements, giving the community time to establish a plan to generate sufficient funds to cover the expenditure when the time arrives. The evaluation time is typically a 20-year time frame for forecasting costs, however, shorter or longer periods can be used to suit a client’s specific needs.


Commonly done to help plan for future budgeting for roof replacements and exteriors of the buildings and grounds.

Single System Assessment (SSA)
A Single System Assessments are similar to Property Condition Assessments (PCA), but are focused on a specific system or perhaps just a few areas of importance rather than the entire commercial property. This service is customized to the needs of our clients. A Single System Assessment report will identify the deficiencies of a particular system (such as a roof) and will use pertinent information, including photographs, to highlight these areas. Common single system assessments area are the following:

  • Roof surface material
  • Structure
  • Electrical system
  • HVAC system
  • Plumbing
  • Exterior wall components
  • Walkways and driveways

Fire Door Inspection


An inspection on a fire door is conducted to ensure it functions properly and meets safety standards. Fire doors are critical for containing fire and smoke, protecting lives, and limiting property damage in a building during a fire. The inspection checks components like the door’s frame, seals, hinges, closing mechanism, and any gaps to confirm they’ll perform as intended in an emergency, adhering to fire safety regulations. Regular inspections help identify issues like wear or damage that could compromise the door’s effectiveness. These inspections are to be completed annually according to the NFPA.
